Process of Registering Your Property in Karachi
The property registration process in Pakistan is a legal procedure that includes a sales deed. It requires the property owner and buyers to show up at the registrar office with stamping and paying charges against a sales deed.
Quite similar to property transfer, property registration is usually conducted to register the property under the buyer’s name while monetary factors might differ.
In property transfer, the prospective buyer “purchases” the property on the agreed value from a seller. Afterwards, the property transaction is registered in the registrar’s office in the presence of both seller and buyer.
The process of residential and commercial property registration differs in terms of charges, documents, and region. We have mentioned the general procedure of property registration in steps below:
- Step 1: Obtain a sales deed or No-Objection Certificate (NOC) from the property owner. It takes usually 7 days to get through this step.
- Step 2: Conduct an online title search by visiting the official website of the Sindh Board of Revenue. Once you have visited the website, select your district, tehsil and area from the drop-down list. Now, enter property number to verify property ownership in Pakistan. It will be completed within 1 day.
- Step 3: Draft an agreement of selling or purchasing using standardised templates available on the official website. We have also given the list of documents above while this step takes around 24-hours to complete.
- Step 4: Now, pay stamp duty and registration fee at the respective bank. Wait for 1 day.
- Step 5: Once you have made the payment, acquire the receipt and visit stamp office. This process takes just 1 day to complete.
- Step 6: Now, wait for the registrar to register and execute the deed. This process usually takes up to 3 days.
