Process of Registering Your Property in Karachi
The property registration process in Pakistan is a legal procedure that includes a sales deed. It requires the property owner and buyers to show up at the registrar office with stamping and paying charges against a sales deed.
Quite similar to property transfer, property registration is usually conducted to register the property under the buyer’s name while monetary factors might differ.
In property transfer, the prospective buyer “purchases” the property on the agreed value from a seller. Afterwards, the property transaction is registered in the registrar’s office in the presence of both seller and buyer.
The process of residential and commercial property registration differs in terms of charges, documents, and region. We have mentioned the general procedure of property registration in steps below:
- Step 1: Obtain a sales deed or No-Objection Certificate (NOC) from the property owner. It takes usually 7 days to get through this step.

- Step 4: Now, pay stamp duty and registration fee at the respective bank. Wait for 1 day.
- Step 5: Once you have made the payment, acquire the receipt and visit stamp office. This process takes just 1 day to complete.
- Step 6: Now, wait for the registrar to register and execute the deed. This process usually takes up to 3 days.

Things You Should Know Before Registering a Property Under Your Name in Karachi
Here are a few things that you should be aware of before registering your property in Karachi:
- In disputed cases, an official order or decree from the court must be attached to all deeds
- If the rightful owner of the property has passed away, then family registration certificate (FRC) and succession certificate from the court is needed for relinquishment deed
- Bank mortgage permission is required in the cases where the house is on mortgage
- A non-objection certificate (NOC) from the bank along with two representatives are required in the cases of redemption
- For normal trust deed, a NOC from relevant deputy commissioner is required
- If the buyer or owner [of the property in question] is a foreigner, a NOC from the State Bank of Pakistan is required
- In case of an oral gift to blood relatives [such as siblings and off-springs], all the documents mentioned above are required
- For religious trust deed, a NOC from the Ministry of Foreign Affairs is required
